You're chasing them for updates

Triple-tick. No reply. You sent €48k and nobody on their side feels accountable to tell you what's happening.

Every one of those goes away on diil.
And you don't pay for it.

"WhatsApp 'we'll look at it' replaced with a real SLA."

  • Open a defect with photo + location markup
  • Routes to developer with a visible turnaround timer
  • Status moves through triage → fix → verified
ROI tracking on what you own
05 / 06

ROI tracking on what you own

"Know your real return without a spreadsheet."

  • Paid vs. outstanding vs. equity at a glance
  • Multi-currency (USD / EUR / IDR) so you compare apples to apples

Direct messaging with your developer
06 / 06

Direct messaging with your developer

"One thread. Logged. Searchable. Yours."

  • Messages tied to your specific unit
  • Replies and attachments persist — not deleted from a WhatsApp 'chat clean-up'

How It Works

Live in 3 minutes.
Yours for years.

01

Get the invite

Your developer or agent sends you an email link. Click it. That's the sign-up.

02

Set a password

30 seconds. Your portal is already loaded with your unit, payment schedule, and contracts.

03

Watch your investment

Construction photos. Payment reminders. Documents. Defects. All in your phone, all yours.

Honesty

diil isn't for every buyer.

Skip this if:

You're shopping for a property. The investor portal is for after you've bought — find a property first, then ask the seller about diil.

You only deal in secondary-market resale. The portal is built for off-plan with milestone-driven payment schedules.

You'd rather phone for everything. If you genuinely prefer calling for status, this won't help.

FAQ

What investors
need to know.

The six questions every off-plan buyer has on day one. Straight answers below.

How do I get access to my investor portal?

+
Your developer (or agent) sends you an invite. Click the link, set a password, and you're in. You don't sign up yourself — the portal is created against the unit they sold you, with your payment schedule already loaded.

Do I have to pay for the investor portal?

+
No. The developer pays for diil; you get the portal as part of the purchase. You will never see a charge from us for using your buyer dashboard.

Can I export my data if I ever need it?

+
Yes. Every document is downloadable, and your transaction history exports to PDF or CSV. If you ever decide to leave the platform your records come with you. Documents stay accessible to you for 5 years after the developer cancels their account.

What if my developer isn't on diil?

+
Send them this page. We onboard developers in under a day, your portal spins up the moment they're live, and your existing payment schedule + documents get migrated. No cost to you in any scenario.

What if I find a defect after handover?

+
Open a defect report from your unit page — attach photos, mark the location, add a description. It routes to the developer with a visible timer attached. You'll see the status update as the developer triages and fixes.

Is my data secure?

+
Every workspace is RLS-isolated at the database layer. Document vault encrypted at rest. Your PII never leaves the developer's tenant boundary. We're SOC2-aligned and sign DPAs with developers who need them.
Two ways in

Investing in property?
Ask your developer about diil.

If they're already on diil, your portal is one invite away. If not, forward them this page — we'll get them set up.

Docs persist 5 yrs after exit

P.S. — the portal exists for your protection, not theirs. The reason developers pay for diil is so buyers like you stop calling. The reason you want diil is so they can't stop telling you.
